Flyway Mixed-Use Development

Sitting between Houston and Galveston, the “Bay Area” of Texas offers a variety of entertainment, retail, and destination development. The City of Webster and developer Medistar Corporation are working together to create Flyway, a new destination on adjacent parcels along Interstate 45. They engaged our Urban Places team to create a master plan for the property.

The development strategy combines a careful balance of pad sites with excellent visibility, access, and circulation set within a framework of high-quality open spaces to promote social interaction and encourage visitors to walk from place to place throughout Flyway. Additionally, our Branding Iron group created the name, logo, and graphics, taking inspiration from the nearby Lyndon B. Johnson Space Center and migratory bird route that extends through the area.

The development, anchored by a Great Wolf Lodge, is well on its way to creating zones of entertainment for all ages, interests, and abilities to gather, socialize, and have fun. It is also designed to meet the criteria of the Sustainable Sites Initiative.
