A next-generation mixed-use community brings intentionality to people, places, and activities

Alpine Park Master Plan

Dream Development wanted to create the next generation of housing with an ambitious master-planned community outside of Calgary. They needed a partner who could bring together people, nature, and new urbanism, so they called on our team to help.

Alpine Park will be a 260-hectare (642-acre) master plan community anchored by a mixed-use village center, providing over 5,000 homes to Calgary’s southwest growth area. The site stretches across a naturalized and treed ridge, which will serve as a focal point and organizing framework for an extensive open space network that will prioritize pedestrian and cycling routes including linkages to regional amenities.

Planned across three stages—residential neighborhood development, recreational and institutional campus development, and city approvals—the intensity of project exceeds conventional suburban community plans. Our team proposed reducing car dominance in the community by creating new street types and a comprehensive pedestrian and cyclist network to make a car-lite lifestyle possible. We also introduced a wide diversity of housing, including many missing middle typologies new to the regional market as well as integrated apartments, senior housing, and multigenerational housing to support a large demographic.

This mixed-used master plan also brings forward a socially-oriented commercial, entertainment, and employment node—the Village Centre. It will feature a large destination park, open space, compact activity center, and stormwater management facility along with expanding the pedestrian and cyclist network.

The residential neighborhood and recreational and institutional campus development were unanimously approved by the Calgary City Council. With the first residents already established, Alpine Park is on track to become an urban place centered on people and places.
