Grange Farm, London

Set within the London Borough of Harrow, the existing Grange Farm estate is comprised of 282 mainly social rented homes. Having not aged well, the existing buildings had come to the end of their lifespan. Harrow Council’s proposal will deliver 574 new homes, of which 38 percent will be for social rent, 4 percent for shared ownership, and 58 percent for private sale. The scheme will also deliver a new community centre at the heart of the site.

Our team was actively involved in assisting the council with the procurement of an energy services company (ESCO) for the delivery. This is set to be procured in conjunction with the development partner in order to mitigate excessive changes during design development.

Plus, active stakeholder engagement has been key to the project. We undertook specific consideration and strategic definition associated with demolition and the relocation of existing tenants from the Grange Farm Estate. During this process, we have been heavily involved in identifying several constraints and engineering solutions associated with phased construction delivery. This has included identifying likely infrastructure routing, partial building demolition, and key infrastructure placement in order to identify an optimised enabling works package that will utilise our experience in construction delivery.

The approach was developed from a holistic understanding of the surrounding context and seeks to heal historic scars through a contextually driven masterplan. The end? A sustainable new community for everyone who lives there in the future.
