One of London’s largest regeneration projects

We have supported real estate and residential developers Countryside Properties and L&Q from bid stage to delivery on this strategically important development in East London.  From helping them to secure the site from the Greater London Authority, we have provided environmental and transport advice to help deliver 3,000 new homes (50% allocated to affordable housing) on a derelict former factory site in the London boroughs of Barking and Dagenham and Havering, kickstarting the wider area’s regeneration. The plan also included a medical centre, two schools, retail spaces, a gym, a nursery, community facilities, a multi-faith space, and a new railway station on the C2C line.

The Beam Park redevelopment included various challenges to overcome such as multi-modal transport improvements, the need to remediate contamination on the site, manage flood risk, respond to railway noise from the train line to the south of the site, and consideration for the extensive utilities infrastructure under the site.

As environmental impact assessment coordinators we worked with the team to identify potential adverse effects of development and to design mitigation measures that would overcome these effects. To achieve a scheme that minimises environmental effects where possible and maximises environmental benefits. Our services helped secure approval for the proposal and open the way for much-needed new homes for Londoners.

We continue to support the delivery of the consent, including support to construction works and the optimisation of the planning permission to maximise what the development delivers for the local community.
