We worked collaboratively to find a design that meets the needs and desires of all parties involved in the development

Occupying a parcel on the newly created Bayhealth Sussex Campus, Anchor Health Properties’ medical office building was conceived to take advantage of proximity to the new Bayhealth Hospital in Milford, Delaware. It would provide space for Bayhealth practices as well as other independent physicians.

Working with Target Building Construction in a Design Build capacity, Stantec was hired to develop the ground-up three-story building. As a main driver for the development, Nemours occupies the entire first floor providing both pediatric and senior care services. In addition to the main entrance, a dedicated entrance to the Nemours pediatric suite was also introduced to distinguish the prominence of that program. Negotiating multiple tenants in a facility that feels at home on a Bayhealth branded campus while also representing Nemours was a challenge that required a highly iterative exploration process during schematic design. We studied building entrance points, canopy configuration, articulation of the building massing, and exterior materiality exhaustively until the most balanced scheme was uncovered.

In addition to the design requirements enforced by the municipality, this project is the first test of the Bayhealth Sussex Campus design standards. As such, the design bears the responsibility of building upon goals of place-making and community outreach.
