351 Water Street

The oldest city in North America, St. John’s offers an impressive backdrop for architecture. 351 Water Street—a major development that is helping revitalize the west end of downtown St. John’s—displays a balance of modern sophistication while taking inspiration from its historic surroundings. East Port Properties wanted to provide the healthiest most human environment possible for people working in downtown St. John’s by creating a sustainable, innovative office building.

An office tower standing above a six-level parkade, 351 Water Street has access to prime retail and commercial space. Tenants on all six floors benefit from views of St. John’s Harbour, colorful downtown spaces, and the scenic Waterford River Valley. Our design team created office spaces that take advantage of natural daylight while also promoting collaboration and increased interaction. Workstation layout and neutral interior colors focus views to the outside, making the harbor and city background prominent, live pictures.

351 Water Street is the first LEED® Gold certified building in Newfoundland and Labrador. Among its many sustainable features is the use of St. John’s Harbour as an energy source—for both heating and cooling. Capitalizing on this natural resource has resulted in 35% less energy usage as shown in the actual operating costs of the building over the past two years. With a combination of aesthetic excellence and sustainable offerings, 351 Water Street is helping elevate St. John’s.

This is the first modern office building to go up in the west end of Water Street and it’s part of the heritage of the west end and it also revitalizes the west end.

Our plan right from the beginning was to create a sustainable, innovative, creative building for people to work in. We’ve achieved that through the amount of natural light, the large floor plate which allows for openness.

When you look at the first floors the texture of the building, all blend in with the historic downtown area and then we’ve got 360 degrees of glass all around the perimeter so there’s no bad spaces inside the building. The whole project has opened up the west end of Water Street for the community. There’s a restaurant in the building, there’s shopping back there there’s parking which was in much demand.

It will bring more economic activity and more social activity into the downtown. The ocean and the harbour has always been the heart and soul of the city. We’ve lived by it, we’ve lived of it and on it and this building is an example on how we’re continuing to do that using modern technology.
