A comprehensive refurbishment

Creating a sustainable office as well as enhancing occupiers wellbeing

9 Greyfriars Road is a striking office building in the heart of Reading town centre. A three minute walk from Reading railway station, it’s recently undergone an £800m redevelopment. To help bring the office from its original 1980’s design into the modern day, we were appointed to deliver structural, civil and traffic engineering services for a comprehensive refurbishment.

The retention of the existing fabric of the building was vital when redesigning. Through a prudent opening of the original building, our team was able to establish details of original construction, including the heavy external cladding, and were able to best advise the team on what could and couldn’t be altered. Through our close relationship with Reading Highways, we were also able to liaise with them and agree amendments to the surrounding public pavements that were acceptable to the council yet met our clients’ aspirations.

9 Greyfriars Road has secured the only BREEAM Outstanding rating ever awarded outside London. This achievement, combined with an EPC A rating, makes the office building the most sustainable office building available in the South East market. Not only does it have lower operating costs, but was also carefully designed to incorporate features that enhance occupier’s health, wellbeing and productivity such as natural light and open spaces.
