Former Rolls-Royce Factory Remediation and Earthworks Strategy

Keepmoat selected the former Rolls-Royce factory site in Osmaston, Derbyshire, for a new housing development. In addition to supporting manufacturing from 1908-2007, the 8.4-hectare (21-acre) site had a high unexploded ordnance risk due to bombing during WWII. Keepmoat engaged our geotechnical team to develop an integrated remediation and earthworks strategy to ready the land for housing.

We identified several site constraints. These included uncontrolled made ground of variable strength and compressibility, adverse chemical ground conditions, including the presence of expansive slag, and running sands in the made ground and river terrace deposit. The site also had shallow groundwater, a high frequency of relic foundation structure obstructions, and the unsuitability, or poor bearing capacity, of site-won material earmarked for engineered fill without modification.

Based on our analysis, we designed an integrated remediation and earthworks package to create a development platform. This included placing the excavated, remediated, and processed soils as structural fill, which significantly reduced ongoing foundation costs. Ultimately, the package resulted in a cost savings for the overall development of between £1.5 and £2 million.

Following successful remediation and earthworks on the site, Keepmoat began construction on houses for the development.
