Park Boulevard Masterplan
The Park Boulevard Phase Two Masterplan calls for rebuilding the southern end of the Chicago Housing Authority’s 1958 Stateway Gardens site, formerly occupied by nine identical public housing towers. The masterplan describes a compact neighborhood for a mixed-income community, with buildings between three and five stories high surrounding a public park.
The masterplan proposes to restore the urban street grid demolished for the Stateway Gardens, and place dwelling units directly on the street edge to activate the blocks and maximize public safety. Buildings fronting directly on State Street, one of Chicago's primary commercial avenues, are to have retail space at the ground level to further engage the neighborhood and provide local jobs for residents. Buildings are to vary in scale, composition, and architectural expression in reaction to the negative perception associated with mass-produced public housing of the past.
Park Boulevard contains for-sale and for-rent housing, with rental units divided into market-rate, affordable, and subsidized. For-sale condominiums over ground floor retail space were constructed in Phase One. Phase Two focuses on building low and mid-rise rental properties. We have provided architectural design services for five of these buildings, totaling 200 dwelling units.
