Hawthorne Village

An increase in population means a need for more housing—a perfect equation for Mattamy Homes, one of Canada’s largest residential home builders. In the early 2000’s, when Hawthorne Village was just an idea, Mattamy Homes began buying the farmland around Milton. At the time, their goal was to be the largest residential developer in the greater Toronto area—they wanted to be known for “designing homes for how you live.”

As Mattamy began their first major development in the Town of Milton, experience and reputation made our company a natural partner to manage the land development and entitlement process. We faced some challenges, including significant environmental hurdles. The solution? We developed a comprehensive stormwater management (SWM) plan, given the development runs along 16-Mile Creek. For the design of the actual housing lots, we had to convince the municipality and Conservation Halton that unconventional designs, like shallow and wide sized lots, would not only look good, but also maximize the development’s footprint. Throughout the project, our team provided project management, approvals, preliminary and detailed grading, servicing SWM and road designs, and contract administration services.

Today, when Mattamy meets with other municipalities, Hawthorne Village is the community to aspire to—this project put Mattamy Homes on the map as one of the most recognized home builders in Canada.
