Sullivan Station - Lake Park Cresent

The Sullivan Station master plan is the second of two phases of development to replace demolished public housing towers in Chicago, Illinois. We were challenged to plan this new community without deviating from the original boundary survey or program unit mix. We also had to respect the master plan’s design guidelines and create buildings that complemented the diverse architecture of the neighborhood.

Phase two follows the original concept for the full development, which calls for two districts of townhomes and low-rise apartment buildings, two 80-unit mid-rise buildings, and a 14-story condominium tower. Design guidelines called for buildings featuring brick, stone, and traditional masonry detailing, recalling Chicago's residential architecture of the past.

Our solution reintroduced the street grid that had been removed for the demolished public housing development. The low-rise buildings are concentrated in tightly-knit neighborhoods that face the street and screen parking in the interior, and the 80-unit building addresses its counterpart across the development’s central lawn. The Sullivan Station Masterplan follows the tenets of traditional urban planning by providing a pedestrian-friendly environment for a mixed-income community.
