Tullamore Land Development

Once an orchard, and later a golf course, Tullamore is now a unique residential development in the heart of Doncaster. This new subdivision makes the most of the landscape with its existing trees and plants. Our part? We provided multidisciplinary consulting and design services to deliver infrastructure planning and design that included roads, service connections, earthworks, drainage, sewers, and water reticulation.

The site’s steep and varied topography, extensive trees, and vegetation provided both challenges and opportunities for the design team. Dealing with stormwater flows from major external catchments and setting up stormwater infrastructure became an opportunity to incorporate a sustainable environmental footprint into design features—a retarding basin to mitigate possible flood problems, a bio-retention planter bed and tanks to provide treated stormwater for irrigation, a dam disguised as an ornamental lake, and an elevated pedestrian and cycle boardwalk path. We also modeled, designed, and planned extensive bulk earthworks, retaining walls and pavements for the site’s topography. Our traffic team also played a role, managing access to the subdivision, providing a traffic impact assessment, road and signaling design, and shepherding the plans through panel hearings.

Together, our teams supported the vision behind this new subdivision that’s now open, with 800 residences planned.
