Arada Developments LLC has selected Stantec, a global leader in sustainable design and engineering, to develop the design for the first phase of Arada Central Business District (CBD) at Aljada in the Emirate of Sharjah. Spread over 2,200,000 square meters, Aljada is one of Arada’s three master-planned developments in the Emirate.
Aljada includes several residential districts, as well as extensive hospitality, entertainment, sporting, education, and healthcare facilities, all set within a walkable green urban master plan. Upon completion, it will host a total population of 70,000 people including visitors. Arada CBD will be technology-driven, walkable, and offer numerous outdoor environments all while featuring retail, commercial, and office buildings.
Stantec was successful in a competitive tender process to perform the lead design consultant role. Stantec, as lead design consultant, will validate and develop the pre-concept design and will guide the project through every design stage. This work will culminate in the construction tender document needed to bring Arada CBD to life.

The first phase of Arada CBD will consist of eight distinct office buildings of varying heights and external aesthetics, positioned on a central podium. The overall development will consist of nearly 86,000 square meters of commercial office space and 8,000 square meters of retail, parking, and support-function area. Constructed along the arterial transportation route through the development, the buildings will be situated on a common podium with food, beverage, and mercantile retail offerings that will activate the development at the public circulation level. The development includes basements, ground, and upper-parking levels, and selected buildings will feature roof gardens. The retail and commercial office spaces will be developed as ‘Shell and Core’ to help reduce the initial capital cost of construction while allowing the tenants of these spaces to personalize, or brand their own space.
Notably, Arada itself will be the first occupant in this phase, which will house its new headquarters.
