Leading global design firm Stantec has completed the interior design of the two eight-story towers at Las Olas Walk residential development by ZOM Living—one of the nation’s largest developers of multifamily housing. Located in downtown Fort Lauderdale at 106 S Federal Hwy, the new 456-unit project is just north from famed Las Olas Boulevard’s shopping and dining district and near the area’s cultural and art venues. Stantec provided the interior design for the public areas and the residential units.
Las Olas Walk provides a nature-inspired, waters-edge retreat for residents with all the stylish amenities of an upscale apartment community in the heart of the urban core. With direct access to the Himmarshee Canal, the interiors consisted of warm natural wood materials and textures while midcentury furnishings and colorful artwork offer a modern and sophisticated atmosphere.
The 329-unit North Tower features a stylish lobby designed as a concierge lounge. A staggered wood slat ceiling, elegant white and beige sofas, driftwood tables, and sisal rugs bring warmth to the space that’s surrounded by smooth white walls. Stucco niches were designed to serve as cozy bench seating and for displaying lush green plants, bringing the outdoors in. With deep blue velvet chairs and magazine racks, the newsroom provides another area for residents and guests to read and relax in. The space also includes a demo kitchen area with communal tables and benches.
In the mezzanine level, pops of red and blue furnishings are set in an otherwise neutral space that also includes a co-working area with a plug-and-play table. The same staggered wood slat ceiling continues seamlessly through the mezzanine and the 5,000 square-foot fitness center that’s complete with cardio and weight equipment, Peloton group fitness room, and locker rooms.
The boathouse, situated by the North Tower, features beachy wood décor and offers kayak and stand-up paddleboard storage and rentals and a BBQ grilling area for residents to take full advantage of the canal access.
The 127-unit South Tower, designed with the avid worker in mind, features work stations on the ground level with street views decorated with wooden work ‘pods,’ modern Danish and midcentury furnishing, as well as bleacher seating to create a variety of experiences for those using the space. The tower also includes a 24-hour market for residents plus a dog run and a pet spa with grooming stations.
The complex’s 20,000 square-foot rooftop deck is on the South Tower and includes an amenity room with a white-washed wood communal dining table, cherry wood ceiling, modern lighting, and TV. Outdoors, the pool offers cabanas with rattan lounge seating, BBQ grilling areas, and intimate lounge spaces with curved benches and hammocks set within the lush landscape. Located on the eighth floor, the pool deck has 360-degree views of the city.
The interiors of the studio, one-, two-, and three-bedroom units feature earthy colors set against modern black stainless-steel appliances. Finishes include European wood grain cabinets, quartz countertops, marble-style backsplashes, and wood flooring. The units have large balconies and include a Brilliant Smart Home System, walk-in closets, and modern bath vanities with backlit mirrors.
